It depends! A maintenance coat, where we are just cleaning, buffing and applying a new coat of finish can be done in a few hours. A bedroom sanding and refinishing can take between 2-4 days, where the refinishing of a first floor of an average size home could be closer to 5-7 and an entire home could be closer to 10 days, depending on size. Most of the time, the last couple days are much quieter, where we are just applying stain and/or finish.
Professional hardwood floor sanding and refinishing, using our dustless sanding system, along with premium stains and finishes starts around $8 a square foot with minimum jobs priced at $1950. For some perspective, a mid-sized dining room and living room will be around $3300. 1st floor of an averaged sized home could be closer to $5800 and an entire home could be closer to $12k, larger homes could be closer to 25k or more. Staircases are usually done at $130/tread, a bit more if there are spindles let into the treads. Risers are about the same price. Carpet removal is separate and is done right around $1.85 square foot, haul away options are also available. We can also do any type of floor repair you need. To cut out any damaged boards, before we sand and finish them, that starts at $65/board. For a pre-finished floor we can remove and replace the damaged/scratches boards starting at $185/board (this assumes that you have the extra material, supplying the material will an extra cost. Stair tread replacements are done between $400-$500/tread, assuming there are no spindles let into the treads.

You do not! In fact 9.5/10 clients live in the home, when we are restoring their floors. If it is a large home, we can do it in phases also. Our dustless sanding system keeps the environment much cleaner than you would think. While we are sanding, you will have free reign of you home. Not until the last couple days, as we are applying stain and/or finish will we need you to stay off the floors, but it will only be 3, 1-3 hour windows as the finish is drying. We can also work around your schedule if there are pets/kids/other trades we have to work around. Also the finish we use is a low VOC, low odor finish.
This can be a bit of an inconvenience, but, unfortunately, ALL the furniture has to be removed from the wood floors, before we start restoring them. We have a couple different moving companies that we have been recommending for over a decade that can help facilitate the furniture removal and replacement. We have recommended 2 Men and a Truck out of Wickliffe in the past, 216.245.9398. Lately we have also had a lot of positive feedback with College Hunks 216.278.0082. They can either shuffle it around your house, garage, basement, porch etc., place it in a PODS (877.770.7637) or similar containers, which are those big white boxes that can store the contents of your home, or they can haul it offsite and then return it when the project is completed, the last is the costliest. A common request is to move the furniture around the rooms, as we are sanding. This is not an option, unless you are getting pre-finished wood floors installed, this could be an option. 24 hours after the last coat of finish goes down on your home, you can move the furniture back. 2 days after that, the floors are fully cured, meaning you can also replace your area rugs.
